Yard drainage 101 for Seattle-area homeowners

Water follows gravity and the path of least resistance. Good drainage plans respect both — and your neighbors’ lots.

Surface saturation and ponding often come from downspouts dumping next to the foundation, compacted soils, or grading that sends runoff toward the house. Quick trenches without proper pipe and slope usually fail after the next storm cycle.

What we consider on site

Flow direction, area size, impact on adjoining properties, and how repairs will look once lawns and plantings are restored. For below-grade work we commonly use rigid SDR #35 heavy-duty pipe.
